5 Signs Your Yard Needs Grading (Before It Gets Expensive)

Yard grading is one of those things nobody thinks about until something goes wrong. But if your yard isn't sloped correctly, everything from drainage to foundation health is affected. Here are five signs you're overdue for grading work โ€” and why catching it now matters.

1. Water Always Flows Toward Your House

After a rain, watch where the water flows. It should move away from your foundation in all directions. If you see water running toward the house, or pooling against it, your grade is either flat or reverse-sloped โ€” both serious problems. The standard is 6 inches of drop over the first 10 feet away from the foundation.

2. Your Lawn Has Consistent Wet or Dead Patches

Chronic low spots in a lawn that stay wet after rain โ€” while the rest dries out โ€” are a grading symptom. Water is collecting in those depressions because there's no slope to move it along. Dead grass in those areas is the secondary symptom: roots drown in saturated soil.

3. You See Erosion Channels After Heavy Rain

If rain carves small channels in your yard or washes mulch out of your beds, water is moving too fast and in uncontrolled directions. This happens when the grade creates a fast slope in the wrong place, concentrating water flow instead of spreading it. Each rain makes it a little worse.

4. Your Driveway Drains Into Your Yard (Or Your House)

A driveway that slopes toward the house or dumps water into a low spot in the yard is a grading problem โ€” specifically, a hardscape grading problem. The fix is usually a swale (a shallow drainage channel) along the driveway edge or a catch basin at the low point.

5. The Ground Near Your Foundation Has Settled

Over years, the soil backfilled around a foundation during construction compacts and settles โ€” sometimes several inches. What was once a proper slope becomes flat or slightly reversed. This is extremely common in homes more than 10โ€“15 years old and is one of the top causes of foundation water issues we see in the Triad.

What Grading Repair Looks Like

In most residential cases, grading repair is straightforward: bring in fill dirt, reshape the slope around the foundation and across problem areas, and compact. Sometimes it's combined with French drain installation for persistent wet spots. Most jobs are completed in a day.

The earlier you catch it, the simpler the fix. Ignored grading problems become drainage problems, which become erosion problems, which become foundation problems. The cascade is preventable.

Signs You Can Check Right Now, No Rain Required

You don't have to wait for a storm to get a read on your grade. Walk the perimeter of your foundation and visually sight along the ground line โ€” does it clearly slope down and away, or does it look flat, or even tilt back toward the house in places? A five-gallon bucket of water poured slowly near a suspected problem spot can substitute for rainfall if you want to check before the next storm rolls through. It's not a substitute for a professional assessment, but it's a fast way to know whether it's worth scheduling one.

How Grading Problems Interact With Landscaping

Bad grade doesn't just affect bare dirt โ€” it undermines whatever's planted on top of it. Mulch beds on a flat or reverse-sloped area wash out repeatedly no matter how often they're refreshed. Newly seeded or sodded lawn areas struggle to establish in chronically wet low spots. If you've been fighting a landscaping problem in the same spot for multiple seasons despite trying different plants or products, it's worth stepping back and asking whether grade โ€” not plant choice โ€” is the actual root cause.
