5 Signs Your Yard Has a Drainage Problem (And What to Do About It)

A lot of homeowners ignore drainage problems until they become expensive emergencies. Here are the five warning signs to catch before things get out of hand — and what you can do about each one.

1. Standing Water That Won't Go Away

If you've got puddles sitting in your yard 24–48 hours after rain, that's not normal. Water should drain away within a few hours on healthy, properly graded land. Persistent standing water means the water has nowhere to go — and it's only going to get worse with every storm.

The fix: French drains, regrading, or a combination. We evaluate where the water is pooling and create a path for it to exit your property permanently.

2. Soggy, Spongy Spots in Your Lawn

Step on your grass and feel it squish? That means water is saturating below the surface. The grass might look okay now, but the roots are drowning. Eventually you'll get dead patches, moss, and mud — and it gets harder to fix the longer you wait.

The fix: Subsurface French drains that catch water below grade and redirect it before it saturates the root zone.

3. Water Stains or Dampness on Your Foundation

Check the base of your house after a rainstorm. See watermarks, discoloration, or damp patches? That means water is pooling against your foundation — and that's the start of a very expensive problem. Foundation repairs in NC run tens of thousands of dollars. Drainage repairs run hundreds to a few thousand.

The fix: Regrading around the foundation, downspout redirection, and a perimeter drain system to keep water away from the house.

4. Erosion and Washout Areas

Seeing channels carved into your yard, mulch washing away, or bare soil where grass used to be? That's erosion from uncontrolled water flow. It gets worse with every storm cycle, and it's a sign your yard is moving water fast and hard instead of absorbing it.

The fix: Riprap, dry creek beds, terracing, or catch basins — depending on the severity and slope. We stabilize the erosion AND redirect the water so it doesn't come back.

5. Gutters Overflow Even When They're Clean

If your gutters are clean but still overflowing or dumping water right at your foundation, the problem is the downspout routing. The water needs to go somewhere other than straight into your yard at the worst possible spot — right next to your house.

The fix: Underground downspout extensions that pipe water 15–20 feet away from the house, with pop-up emitters or drainage into a proper catch system.

Don't Wait Until It Gets Expensive

Drainage problems don't fix themselves. They get worse with every rainstorm. The foundation damage, landscape erosion, and mosquito breeding that comes with standing water — all of it compounds over time.

The good news? Most residential drainage fixes are straightforward when you catch them early. We'll come out, look at your property, tell you exactly what's going on, and give you an honest quote to fix it permanently.

If You're Seeing Multiple Signs at Once

It's common to notice more than one of these signs simultaneously, and that's actually useful information rather than a bigger problem than it seems — the combination often points to the underlying cause faster. Standing water plus foundation dampness usually means a grading issue at the foundation perimeter. Soggy lawn spots plus erosion channels often point to a subsurface saturation problem combined with a fast-flow area elsewhere. Gutters overflowing near a soggy foundation area is almost always a downspout routing problem compounding a grading issue. Seeing the pattern across multiple signs, rather than treating each one in isolation, is exactly what a proper on-site assessment is for.
